 PLANTATION TRACE RESIDENTS 

This subdivision was carved out of the former Duplantier Plantation.

Filings for streets and building plots took place as follows:

Plantation Trace Residents Association was established in 1969.  Its purpose is to unite property owners into a body of residents interested in promoting and protecting the general welfare of residents of the subdivision.  It also strives to distribute information on problems regarding health, safety, security and welfare of this community.

A Board of Directors consisting of seven members provides direction and administration.  Members of the Board include President, Secretary, Treasurer, three general members and the immediate past President, who serves as a member-at-large.  Officers on the board rotate upward, except the Secretary and Treasurer who retain their positions until resigning or removal by official action of the Board, with the advice and consent of the majority of the members present and voting at an official meeting.

Among its varied activities, the Association has the responsibility of maintaining the boulevard at the entrance of the subdivision.  This recurring expense consumes a large part of the revenues received from the membership.

In the past, litigation over rezoning and infractions of building restrictions required a lot of attention.  Some residents have the mistaken impression that all problems have been solved and the well-being of the neighborhood is no longer at risk.  On the contrary, there are continuing problems.  There is the constant threat of rezoning lots at the entrance to the subdivision, opening up the neighborhood by access route to Lee Drive or other streets, pressures to allow multifamily structures, increasing traffic hazards, malfunctioning street lights, drainage problems, street repairs, etc.

Citing some of the problems of the past will serve to remind us of the need for continued cooperation and support:

Lawsuits and injunctions to stop formation of multifamily Residence.

bullet

Numerous rezoning requests for adjacent areas.  (Hearings before the Planning Commission)

bullet

Opposition to building a church and parking lot on Lot #1 at the entrance to the subdivision.

bullet

Negotiating to have a brick wall built along the south side of the boulevard to prevent auto and pedestrian traffic from entering Duplantier Blvd. except by way of the main street entrance.

bullet

Beautification and maintenance of Duplantier Boulevard.

Finally, each individual’s effort, time and money are needed to protect our community interest and maintain the property values.  This updated directory of the residents of Plantation Trace Subdivision has been prepared for and will be distributed to all property owners and residents of Plantation Trace Subdivision.  Plantation Trace Residents Association dues structure consists of an annual membership maintenance and improvement fee of $45.00 per property owner.  Thank you for supporting your Plantation Trace Residents Association.
