SUMMARY OF PLANTATION TRACE SUBDIVISION RESTRICTIONS
Everyone should be aware of the following deed
restrictions that are binding upon residents of Plantation
Trace Subdivision:
- All lots except lots 1 and 67 are designated A-1
residential and no part of the property shall be used for
commercial purposes, apartment houses, or home
occupations, and not more than one single family Residents
with accessory buildings shall be constructed on each
lot. Lots 1 and 67 are designated B-1 transitional.
- No building shall be constructed on any lot until the
construction plans showing specifications and location of
the structure(s) have been approved by the Architectural
Control Committee of the Association. This committee
shall have the right to evaluate plans, grading,
suitability, site materials, and harmony with the
surroundings.
- Minimum area requirements for buildings, number of
stories, setbacks from the front lot line and side street
line must be adhered to. That is 10 feet from side lot
line, 35 feet from rear lot line, and not more than 60
feet from the front lot line nor less than the specified
distance as recorded on the plot plan.
- No sign of any kind shall be erected except one sign
of not more than twelve square feet advertising the
property for sale or rent.
- No garage apartment shall be erected or permitted on a
residential lot, except for occupance of a domestic
servant of the family therein, or a member of the
immediate family.
- No livestock such as cows, horses, pigs, sheep,
rabbits, or poultry shall be kept on the premises. Dogs,
cats, or other household pets may be kept provided they
are not kept or bred for any commercial purposes.
- No lot shall be used as a dumping ground for rubbish,
trash, garbage or other waste.
- No fence or wall shall be erected, placed, or altered
on any lot nearer to any street than the above-mentioned
setback lines.
- No trucks, tractors, or similar vehicles, other than
automobile vehicles may be parked on streets or on the
fronts of any lots within the setback area.
- No mobile homes or similar type vehicles shall be
maintained on any of said lots.
- No temporary buildings, other than those needed during
construction by contractors shall be erected on said lots.
- No noxious or offensive activity shall be carried on
upon such lots, nor shall anything be done thereon which
is or may become an annoyance or nuisance to the
neighborhood.
- No building shall be constructed using asbestos
siding, imitation brick or imitation stone on the
exterior.
